The key number to work out is your maximum table size. Subtract at least 90cm from each side of the available space to allow for chair clearance and comfortable movement. What remains is the largest table that will work in the room.

• The usable flat area available for furniture

Once you have your measurements, there’s one more step before you buy that can save a lot of uncertainty – use masking tape to mark out the footprint of the furniture on the floor.

Tape out the full dimensions of the sofa, dining table, bed or outdoor setting in the actual position it will occupy. Then live with it for a day. Walk around it, sit in the space, open doors and drawers, and get a feel for how the piece will actually affect the room.
